How the numbersare calculated.
Every line item ties back to a public NYC or NYS source. Where rules are building-specific (co-op flip tax, abatement schedules), we ask you to enter the number rather than guess.
Mansion tax (buyer)
Combined NYS base 1% + NYC supplemental tiers from 0% → 2.9%, applied to the full sale price on residential transactions ≥ $1M. We use the tier schedule effective July 1, 2019.

NYC + NYS transfer tax (seller / new dev buyer)
NYC RPTT: 1.0% (≤ $500K) / 1.425% (> $500K). NYS transfer tax: 0.4% (≤ $3M) / 0.65% (> $3M). On sponsor / new-dev sales, the buyer typically pays both. Our Closing Cost calculator applies tiered rates when "Sponsor / new development unit" is checked.

Mortgage Recording Tax (condo + townhouse only)
1.8% on loans < $500K; 1.925% on loans ≥ $500K. The lender pays 0.25%, so the buyer's effective portion is 1.55% / 1.675%. Co-ops are exempt — shares are personal property, not real estate.
Title insurance (condo + townhouse only)
Approx. 0.45% of purchase price for the owner's policy, plus a mortgage policy of ~0.25% of the loan. Rates are regulated by TIRSA; actual quotes vary by underwriter and endorsements. Co-ops are exempt.
421-a / J-51 abatement
Tax abatements can reduce the assessed property tax by 25–100%, often on a phase-out schedule that increases tax each year. Our Monthly Payment and Investment calculators include an "Abatement %" field. Check the offering plan or NYC Dept. of Finance website for your building's specific schedule and expiration year — this materially changes carrying cost.
Co-op flip tax
Building-specific. Most NYC co-ops charge 1–3% of sale price, but some charge a flat fee, a per-share amount, or a percentage of the seller's gain. The Seller Net calculator supports all three methods — pull the exact rule from your proprietary lease or house rules.
What we deliberately don't model
- Pied-à-terre tax — proposed (NYS S.44, 2019) but not enacted. Removed from the calculators to avoid modeling a tax that doesn't exist.
- NYC unincorporated business tax on rental income — entity-specific.
- Capital gains, NIIT, depreciation recapture — these depend on your full tax situation. Talk to a CPA.
- PMI — most NYC buyers put 20%+ down; PMI is rare. Add it manually to the bank-fees line if relevant.
Verify before you sign
These calculators are estimates. Confirm every figure with your attorney, lender, accountant, and (for co-ops/condos) managing agent before signing a contract. Tax rates, building rules, and abatement schedules change.
